Ground up construction of a 2 story residence with a full basement. 

The exterior features exposed CMU with a stained Douglas Fir rain screen.

The living areas were placed on the upper level to take advantage of the city views.

Interior features include glass flooring, exposed steel structural roof rafters, and Douglas Fir walls and ceilings. 

The master bath features a steam shower with marble counters and tub deck. The basement rooms have heated concrete flooring, exposed concrete walls, and are illuminated by skylights and light wells
